When we look at luxury properties, we’re accustomed to seeing price cuts. A half-million here, a couple of million there—it isn’t a big whoop when homes listed for eight digits have their price slashed.
But an increase? That’s a different story. This week’s most expensive new listing has gone up instead of down. Listed last year for $85 million, fashion designer Max Azria‘s mansion is back on the market after a brief hiatus with a new, improved price tag of $88 million.
We know the Palais Royal in Florida was priced at $139 million when it first listed, then underwent a massive boost to $159 million in November. Other than that outlier, we’re drawing a blank on properties returning to the market with a price bump. Hearty congratulations are in order to this luxurious L.A. listing atop this week’s list, because it’s unique in more ways than one.

1. 10250 W Sunset Blvd, Los Angeles, CA
Price: $88,000,000 ($2,933 per square foot)
The luxe factor: This mansion isn’t new to the market, but it still has tags on it. Fashion designer Max Azria had the Maison du Soleil up for sale last year for a mere $85 million. Back on the market this week with a $3 million price increase, it’ll be interesting to see if the mansion sashays away with a buyer.

2. 1 W 72nd St Apt 84, New York City, NY
Price: $39,000,000 (approximately $5,200 per square foot)
The luxe factor: Located on the eighth floor of the Dakota, this unit combines four apartments into a single 7,500-square-foot abode. Owned by the couple who founded the Tribeca Film Festival, a divorce has propelled this property onto the market.

Price: $35,000,000 ($2,557 per square foot)
The luxe factor: This pumped-up property on Lake Tahoe is owned by 24 Hour Fitness founder Mark Mastrov. Besides the picturesque views of the lovely lake, the 13,000-square-foot main home also comes completely furnished.

Price: $34,000,000 ($2,224 per square foot)
The luxe factor: Listing agent Michael Eisenberg says you don’t find this kind of frontage in Beverly Hills. Double gated, with 1,000 feet of frontage on Tower Road, this “high quality” mansion underwent over three solid years of renovation to bring it to its current state of luxury, he says.

Price: $33,000,000 ($2,120 per square foot)
The luxe factor: On Florida’s Gulf Coast, this waterfront estate is waiting for a boat-loving buyer. Measuring almost 16,000 square feet, it’s also the cheapest of this week’s five homes on a per square foot basis.
